We are welcoming wildflowers and green grass where there once was snow. After a fantastic winter, we are looking forward to a warm and wonderful Summer.

Sunday River and it’s surrounding communities offer a vast variety of Summer activities. Whether it’s golfing at the scenic Sunday River Golf Club, axe throwing paired with a beer from the Patio Bar, taking a scenic gondola ride, or taking a hike there are many outdoor activities that make the Western mountains of Maine the perfect place for a summer getaway.

Update Your Owner Calendars Today

Owner Calendars through 2026 are now available online. Calendars can again be submitted online this year! Please select your owned quarter and complete one fillable calendar per year. If you would like us to email you a version of the calendar please contact us.

Applying Rental Income to Dues

Did you know you can have your rental income applied directly to your maintenance fee account? To sign up, please fill out and return the assignment of rental income form and return to Owner Services.

Direct Deposit

We are now offering direct deposit of your rental checks.

To sign up please fill out and return the direct deposit paper work including a voided check to Owner Services. Direct deposit paperwork can also be found on the HOA Documents page.

DEEP CLEANING

We are about half way through our annual process of Deep Cleaning all of the rooms in the hotel and our maintenance and housekeeping teams will be doing a thorough, top to bottom, inspection of each room.

If you have any specific items you would like addressed please complete our Maintenance Request Form.

Owner Amenity Keys

Owner Amenity Keys will give you access to the owner locker room, crown club, and the health club without having to stop by the front desk each time. Owner keys will deactivate at the end of every month. To reactivate your key for the next month all you need to do is stop by the front desk. Stop by the front desk to get your RFID Owner Key today!

Frequently Asked Questions

(Q) What’s the difference between the Owners’ Portal and the Owners’ Website?

(A) The Owners’ Portal is information specific to your unit. Availability calendar will show if your unit is rented. You can also see how many days of the year your unit was used by either a paying guest or by yourself. Under owner’s reservations you can see all upcoming reservations.

(Q) Some of my weeks are “unavailable” on the portal, why?

(A) Our reservation system prevents the owner portal from booking unit types when that specific unit type has reached a certain percentage of occupancy. This stops the reservation system from overbooking that room type. We get the same warning internally. That does not mean that your unit is “booked” because if it was booked it would be either green or red for an owner stay or a retail stay. If that happens during a time when you would like to reserve your unit, you can let us know and we would be more than happy to reserve your unit for you.

(Q) I donated weeks to RCI. Why are they “red” on the portal for an owner stay?

(A) We hold weeks to be held for RCI under the owners account, so it does not get rented by a retail guest. When RCI assigns a guest to the room, the reservation will show green for a non-owner stay.

(Q) I think I had rental income in April. When will I receive my income?

(A) Rental income is held for 30 days following the last Sunday of the month. Your rental income will be direct deposited/ your check will be in the mail May 30th.

(Q) I need to pay my maintenance fees. What do I do?

(A) Owner Services is your one stop shop. We can access all accounting information. We can see your monthly statements and all maintenance fee charges. We can take a CC payment for you over the phone. Just give us a call! 207-824-5307

(Q) How are due late fees structured?

(A) after 45 days of nonpayment, there is an 18% interest fee added. After 60 days, an additional $25 late fee. After 90+ days of nonpayment, the unit is sent to an attorney to start the foreclosure process.

Owner Survey Regarding Room Renovations

Owner Feedback Requested

Thanks again to all who participated in the recent vote.  

As a result of a large volume of emails, phone and in-person conversations, as well as participation in information sessions, the Board received much input from owners who voted ‘yes’ and those who voted ‘no’. It’s clear that a large majority of owners want upgrades to the rooms.  But as you can guess, there are many different ideas about the scope, cost, or phasing of room renovations.

We know there are a wide variety of ways owners use their units, which can create different ideas about how owners want to see improvements to the rooms.  Different life and financial circumstances also create different ideas and feelings about room upgrades.  The Board is interested in learning more and your participation in this six-minute survey will help tremendously as we look to the future. Survey open until August 20th.

CAPITAL IMPROVEMENTS

Tennis Courts/ Pickle Ball

As approved by the 2023/2024 budget we will be giving the already existing tennis courts and much needed makeover. There will be two tennis courts and four pickleball courts – all in one!

New Hot Tub

As approved by the 2023/2024 budget we will be adding a second hut tub to the right of the swim in swim out access. Construction starting later this month!

North Wing Siding and Window Replacement

Siding and window replacement begins later this month on the slope side section of the North Wing and will be wrapped up this fall.

SUSTAINABILITY

Bulk Amenity Dispensers

Over the summer season, we are installing bulk amenity dispensers in all our rooms here at the Grand Summit! Bulk amenity dispensers for hotels are the best solution to reducing plastic and amenity waste of shampoo, conditioner and body wash.

Clean the World

Did you know we are proud participants in the Clean the World program?

What is Clean the World? Clean the World leads a Global Hygiene Revolution to distribute recycled soap and hygiene products from more than 8,100+ hotel and resort partners to children and families in countries with a high death rate due to acute respiratory infection (pneumonia) and diarrheal diseases (cholera) – which are two of the top killers of children under 5. Since 2009, Clean the World has distributed more than 70 million bars of soap in 127 countries. 

Clean the World accomplishes its mission by collecting and recycling discarded soap and plastic amenity bottles from participating hospitality partners. Through the distribution of these and other donated hygiene products to impoverished people, help prevent millions of hygiene-related illnesses and deaths every year.   

The Grand Summit alone has recycled almost 650lbs of waste over the last year and a half!

What’s better than fresh produce and ethically sourced meat? The local farmers markets offer a variety of locally sourced vegetables, flowers, baked goods and beef. Most Saturdays, you can find your Owner Services Manager, Lisa, visiting her family at their Bison Farm Stand, selling Bison meet and baked goods.
