We are writing to let you know we have hired an experienced Owner’s Representative/Project Manager, to help us move forward with the replacement of the heating, ventilation, and air conditioning system (HVAC) and the updating of the rooms. Greg Shinberg, owner of Shinberg Consulting, has extensive experience managing and overseeing residential, institutional, multi-family and commercial real estate design, construction and renovation projects, including in the hospitality industry.

As a first step, Greg is working to get mechanical, electrical and plumbing engineers on site to identify solutions to the current HVAC system, which is very inefficient and outdated (and parts are no longer available.) Next step is to identify a design professional via a Request for Proposals to review the model rooms as well as other rooms, analyze feedback from owners, guests and Sunday River hospitality experts, and to value engineer* the room renovation project and create a timeline for the work.
As you know, we have conducted two reserve studies, one in 2015 and again in 2022. The studies have been very helpful in prioritizing what needed to be updated or replaced at the hotel. Over the past 10 years, over $8,500,000 has been spent on capital improvement projects at the Grand Summit. Projects included new roofing on all 3 wings, new siding and windows on all but the backside of the East Wing and the Ballroom, mechanical upgrades, sprinkler replacements, heat riser pipes, road work, replacement of damaged residential decks, new sidewalks, exterior door replacements, health center renovations, new key card system, Wi-Fi upgrades, electric car charging stations, complete common area upgrades, renovation of owners lounge, new tennis and pickleball courts, second hot tub and many more projects.
Our work continues. The FY25 Budget, which will be presented at the end of March, will include estimated funds for replacing the HVAC system and starting to build the reserve for room renovations which will likely be phased by wing, rather than doing them all in the same year.
It is clear from owner feedback and guest ratings that the rooms need to be repaired and renovated to protect the value of the property and not see rental income decline.
